Services

The RIBA outlines the construction process in 6 stages from conception to completion, these form the basis of the services we can provide. 

 

Stage 0/1

Preparation and Brief

This is the most important part of the project as it consolidates your ideas and needs into a Project Brief. Here we will undertake a preliminary appraisal of your property and assess the options open to you, looking at physical, statutory, and budgetary constraints. Output can range from sketch ideas to a full feasibility study, with the aim of providing you with enough information to decide on the best way forward.

 

Stage 2

Concept Design / Planning 

Using the Project Brief we will develop the designs further until the final scheme has been agreed. The scheme should reflect your aspirations and provide you with a home that adds value and improves your quality of life.

Should a planning application be required we would be able to make the submission at the end of this stage.

 

Stage 3 

Developed Design / Building Regulations 

In this stage we spend time transforming the scheme into something that can be built. We will work with the other consultants, most commonly a structural engineer, to produce technical drawings for submission to the Building Control / Approved Building Inspector and manage the approvals process. 

 

Stage 4 

Technical Design / Tender

Here we will assist you in selecting the finishes, we will decide on items like flooring, paint colours, tiling, kitchens, and sanitary fittings. This information is added to the drawings and we prepare a written specification of all the works the builder is to undertake. The specification forms the basis of the tender package.

We would then invite and appraise tenders from several builders. We will negotiate with your chosen builder to finalise the contract sum and particulars of the work before preparing the building contract on your behalf.

 

Stage 5 

Construction

Throughout the construction phase we will administer the contract with your builder, carry out regular inspections, deal with queries, instruct of any additional work needed, monitor their progress, keep track of costs, and certify payments due to the builder.

 

Stage 6 

Handover and Close Out

When the project is ready to handover, we will inspect the works and issue a certificate. We will then be available throughout the defects period (typically 6 – 12months) to arrange for the rectification of any defects that arise and to certify the final payment to the builder and conclude the contract. 

 

Full details of our services along with our terms and conditions will be specific to your project. Typically, we provide a full service which includes all the stages above but we can be commissioned for each separately as you require.
